REVITALIZED DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS
In 2016, as required by Florida Statute, The Palms Section IV Homeowners Association "revitalized" its Declaration of Covenants, Conditions and Restrictions. These documents govern the activities of the Association and the homes located within it, whether owner occupied or rented. You may download a copy of this document here.
Blue Water Community Management
The Palms Section IV Homeowners Association is a deed restricted community governed by By-Laws and a Declaration of Covenants. The community contracts with Blue Water Community Management to manage the community and ensure compliance with our governing documents. Lot owners, their tenants and guests are bound by these documents, and lot owners are responsible for ensuring that their tenants and guests adhere to them.
To ensure compliance with the Declaration of Covenants, Blue Water Community Management inspects the community and sends notices to lot owners who are in violation of the Declaration of Covenants. In addition to these inspections, lot owners may communicate issues directly to Blue Water Community Management. Working together, we can ensure that the standards in our community remain high and it will continue to be a safe, attractive place to live.

The Palms Section IV Homeowners Association utilizes the services of Axiom Resources to collect on dues that remain unpaid past their due date.

Trash, Recycling and Yard Waste Pickup
Trash and recycling pick up is through Orange County, Florida. To find out your curbside collection schedule for trash, recycling and yard waster, go to the Orange County Curbside Collection Schedule.
All trash and recycling must be put out using the rolling containers provided by Orange County.
Large item pick up is the same day as yard waste pick up and must be put out after 6 PM the day before and no later than 6 AM on your scheduled pick up day.
